Our Asset Management team uses our “Stock Condition Database” to plan what needs to be replaced in your home and when. We aim to replace a range of components such as gas boilers or windows, “just in time”. This way, we hope to get the best value from the rent you pay, and try to avoid responsive repairs caused by components breaking down before the end of their useful lives. We work hard to meet the industry standards for health & safety, and we look to continuously improve the services we provide by our quality control systems.
Planned Cyclical Maintenance
Our ‘Planned’ cyclical maintenance team is responsible for things such as:
- Statutory electrical testing inspections in all homes. These are now carried out on all homes once every five years
- Safety inspections including all gas supply and appliances and smoke alarms
Electrical Safety Inspections
We are required by law, to carry out various additional electrical safety inspections which include the following:
- Periodic electrical inspections of multiple occupancy buildings (blocks of flats)
- Fire detection systems
- Emergency lighting testing and inspection
- Fire fighting equipment
- Lift inspections
- Portable appliance testing
These checks mainly relate to sheltered complexes and flat units. All residents affected would be notified in writing prior to these checks being carried out.

Gas Appliance and Smoke Alarm Safety Inspections
We must carry out annual safety inspections of all gas appliances that were installed by us. These inspections ensure that all appliances we are responsible for are safe to use, fit for purpose and working efficiently.
We do work hard to make sure that we gain access to each and every one of your homes, to ensure your safety. There have been occasions when we have been unable to arrange access, which could potentially result in unsafe gas appliances being used. Whilst we strive to keep the inconvenience due to any inspection works to a minimum, it is vital that everyone allows us access to your home to carry out these inspections. If we are not able to gain access after two attempts, we may need to seek legal intervention to avoid the possibility of any serious implications following the use of an unsafe gas appliance.
During this essential annual inspection, we also collect information on the expected life cycle of the appliance and the actual current condition of the appliance. The safety inspection tests the gas appliances and smoke detectors in your home to make sure that they are in good working order.
