Tai Calon continues to invest in the delivery of high-quality, energy-efficient homes that respond to clearly identified local housing need. All new homes are offered at social rent, ensuring they remain affordable for those who are eligible and in greatest housing need.

It is important to recognise that not every current tenant or applicant will be able to move into one of these new homes. Allocation is determined through housing need and eligibility criteria. However, every home we deliver still plays a vital role in easing local housing pressures and contributing to wider efforts to address the housing crisis.

Even when a home is not directly available, it still helps someone in urgent need and contributes to a more balanced, sustainable housing system overall.

To date, we have completed 32 new homes, with a further 39 currently under construction across:

  • Glan-yr-Afon
  • Llangynidr Road
  • Cwmrhydderch Court

Alongside this, 140 additional homes are in the pipeline, progressing through statutory approvals. This provides a strong, forward-looking programme that will continue to increase housing supply in the years ahead.

Our development activity is guided by a structured 5-year development plan and a 3-year pipeline, giving a clear and deliverable roadmap for growth.

During the reporting period, we also secured £3,625,692 in Social Housing Grant, bringing total programme funding to £12,160,239. This investment is essential in enabling us to deliver homes at scale while maintaining affordability.

All new homes are built to high standards of quality and energy efficiency. This means they are designed not only for today’s needs, but for the future as well.
