From 1 June 2026, the Welsh Government will introduce updates to the Renting Law in Wales. These changes are designed to make renting fairer and ensure people are not unfairly excluded when applying for homes.

In simple terms, landlords will generally not be able to refuse or restrict someone from renting a home because they:
  • Have children
  • Receive benefits or welfare support.
These changes form part of wider updates to the Renting Homes (Wales) Act.

What this means for customers

If you rent a home in Wales, these changes mainly affect how homes are let in the future, not your current tenancy.
In practice:
  • Landlords should not use blanket “no children” policies.
  • Landlords should not refuse applications simply because someone receives benefits.
  • Children can live in or visit a home where it is appropriate for the household and property.
For most customers, no immediate action is needed.
Your tenancy does not end or change as a result of these updates. You should continue to live in your home as normal.

Important correction about recent letters

We recently sent a variation notice that included an error in wording. The letter incorrectly stated that some homes were part of a 55+ housing scheme. This is not correct for affected customers and should be ignored. We are sorry for any confusion this may have caused.
The rest of the notice remains correct and sets out updates to your occupation contract:
  • A1 – You can claim welfare benefits without interference.
  • A2 – Children can live in or visit your home. We will not interfere with this unless there is a clear, justified and proportionate reason.

Over-55s and household arrangements

Some customers live in specialist or age-designated housing, such as over-55s accommodation. These homes can have specific rules depending on the scheme and individual occupation contract.
It is important to note:
  • The Renting Homes (Wales) Act does not automatically change age-related housing schemes.
  • Any age restrictions or eligibility rules depend on the specific scheme and contract.
  • There is no general rule requiring people to move because of these changes.
In most cases, having children or family members living in the home is not affected by this legislation. However, the exact position depends on your individual agreement.

Are there any exceptions?

In limited cases, certain restrictions may still apply, for example:
  • Where a home would be overcrowded under housing standards
  • Where property-specific or legal requirements apply
These situations are assessed individually and must always be fair and lawful.
