Who is Responsible for Repairs?

Please let us know immediately about any repair or defect we are responsible for in your home or the communal areas, so we can arrange to repair them. Click here to report a repair.

Letting us know if you can’t keep an agreed appointment. You may be recharged if you fail to do this.   

Each year we estimate that we carry out repairs in 350 homes that are not our responsibility. Along with increasing the overall cost of our service, they also increase the time it takes to carry out other repairs. We recognise the circumstances leading to a chargeable repair can vary greatly. For example, it might be because of an accident or malicious damage, because of this we want our process to be as flexible as possible.The purpose of this procedure is to set out when Tai Calon Community Housing will consider a charge for carrying out works or other services that are not part of our contracted repairing obligations, and to explain the expectations about payment. Keeping the inside of your home clean and decorated to a reasonable standard. Including painting, wallpapering and filling small holes or cracks in the plaster. 

Contacting us before making any alterations to your home and please read our asbestos information.

Replacing bath or sink plugs and chains and replacing toilet seats. We can supply and fit these for you for a small fee.

Unblocking sinks and toilets that have been blocked through misuse. If you’re unsure how to do this, we can unblock these for you for a small fee.   

Bleeding radiators and topping up the pressure on your boiler. If you’re unsure how to do this, we can talk you through this or you can watch our video explaining how to do this here.  Alternatively, we can do this for you for a small fee.

Replacing lightbulbs except for those fitted in your kitchen and bathroom.   

We know how important it is to keep your home safe and secure. We will replace lost or broken keys to your home and change any locks if needed for a small fee.  

Over time, screws may become loose on the hinges of internal doors or kitchen units etc. It is your responsibility to tighten these when they become loose. 

Replacing glass in windows and doors if it breaks.  We can make safe and replace the glass for a small fee.

Fixing or replacing floor coverings such as carpet in your home, except for those supplied by us. 

Looking after your garden by cutting your grass and hedges and cutting back trees and shrubs.  

• Keeping your garden clean and empty of rubbish.  
• Unblocking small gullies blocked by leaves.  
• Maintaining and repairing garden sheds and greenhouses and replacing boundary fencing unless provided by us.
