What’s happening at St George’s Court

What we’ve done so far

Work is already well underway at St George’s Court, with £3.8 million invested in important improvements, including fire safety upgrades and the removal of walkways. Planning permission has now been granted for the full programme of works, which will include:

  • New triple-glazed windows

  • Improved ventilation systems

  • Roof replacements

  • External wall insulation

  • Upgrades to communal areas

  • Landscaping improvements


Latest update – January 2026

We’re continuing to work closely with residents to deliver improvements at St George’s Court. Here’s the latest progress following the Resident Panel meeting held on 27 January 2026.

Windows Installation – Updated Programme

We have completed the first set of new windows in a ground‑floor home. However, during installation, we identified a design issue with the brickwork, meaning we need additional design work before we can continue safely.
  • No further window installations will take place until the end of March 2026.
  • The overall programme is now expected to run to the end of April 2026.
  • Quotes for associated brickwork are being finalised.
  • Utility room windows will not be replaced at this stage due to the link with the curtain‑wall system; these will be completed later as part of the External Wall Insulation (EWI) works.
A small number of ground‑floor flats have windows positioned at first‑floor height. For these, safe access (likely scaffolding) is required. The quotes received have been extremely high, and we are currently exploring alternative safe access methods.

Ventilation Works – Planning Underway

The ventilation programme is currently in the planning and design stage, and contractors have begun contacting residents.
Some residents raised concerns about penetrating damp. We will:
  • Conduct damp surveys to identify issues in individual homes.
  • Use AICO environmental monitors where appropriate to track conditions and help plan next steps.

Communal Areas & Estate Improvements

Good progress is being made on improving shared spaces:
  • Bull‑nosing of communal steps has begun.
  • Decoration of ceilings and railings will start shortly, dependent on weather.
  • Decoration of communal walls will take place in the next financial year.
  • Colour choices will meet RNIB accessibility guidelines, and residents will be invited to give feedback before colours are finalised.
We will also introduce a preventative maintenance plan once works are completed to help keep communal areas looking tidy and cared for.

Funding Position

We are still working with partners to secure full programme funding.
While main external funding has not yet been confirmed, Tai Calon has allocated internal budget to continue essential works in the meantime.

Innovation & Show Flat

A void property will soon be fully fitted with new windows and ventilation. Once complete, we hope to use this as a show flat so that residents can see improvements first‑hand.
We are also exploring alternative low‑carbon heating options, including:
  • Infra‑red NexGen heat panels
  • Air‑source heat pumps
This will help us understand the best approaches for long‑term energy efficiency at St George’s Court.
